Before you build
Our streamlined building process ensures every garage is expertly crafted with quality materials, precise construction methods, and attention to detail from foundation to final finish.
After construction of your new detached garage is finished, a Maetche Construction project manager will walk through the completed build with you to confirm every detail meets — and ideally exceeds — your expectations. Customer satisfaction is a top priority at Maetche Construction, which means the job isn’t considered complete until you’re fully satisfied. Once final approval is given, you’ll also receive all applicable warranty documentation for your records.
Setback requirements for detached garages vary depending on the municipality. For example, the City of Edmonton enforces specific regulations governing the placement of detached garages. Maetche Construction is well-versed in local building codes and zoning bylaws and will ensure your garage is constructed in full compliance with all applicable requirements. As a general guideline for detached garages in Edmonton:
- A detached garage must be located at least 0.6 metres (2 feet) from interior side property lines on non-corner lots.
- Minor structures may be built closer if their height does not exceed 0.4 metres (1.3 feet) above the permitted fence height.
- A setback of 0.6 metres (2 feet) from the rear property line is required if the structure exceeds 2.7 metres (8.9 feet)in height.
- Minor structures under 2.7 metres (8.9 feet) in height may be permitted at the rear property line.
Having an existing driveway can influence both the placement and size of your new garage. Choosing to use your current driveway may help reduce costs, while relocating or extending it can affect the overall project budget. No matter which option you choose, Maetche Construction has the knowledge and expertise to complete the work efficiently and professionally.
Permit fees vary by municipality, but typically range from $150 to $1,000, depending on the size and features of your garage. Maetche Construction assists with the entire permitting process, ensuring all applications are handled correctly so you don’t have to worry about the details.
A building permit may not be required if the structure meets all of the following conditions:
- The building is less than 10 square metres (108 square feet).
- It is not attached to a home or any other structure.
- It is not connected to electrical, plumbing, or gas services.
- It complies with local height and setback regulations.
We understand the importance of staying within budget, especially in today’s economy. Discussing your budget early in the planning process helps guide design decisions. As customization increases, so does the overall cost. By understanding your budget upfront, Maetche Construction can develop a plan that prioritizes what matters most to you—without unexpected costs or hidden fees.
Before creating a layout for your garage, it’s important to determine how the space will be used. Our designs can accommodate a variety of purposes, including vehicle storage, workshops, home offices, or even future living space.
Selecting the right garage size involves considering both your needs and the available space on your property. The square footage required for a functional garage will influence layout options, design features, and overall construction possibilities.
Whether you’re planning a completely new build or replacing an existing garage, Maetche Construction will work with you to identify the best approach to meet your needs and maximize your investment.
Garage Doors
Garage doors are available in a range of styles and configurations, and our team will help you select a durable, secure option that fits your garage and design needs.
Steel-Craft garage doors include a 2-year manufacturer’s warranty covering all hardware and operating components. Door faces, including materials and finishes, are protected for 5 years. Please note that any aftermarket alterations—such as painting or modifying the door surface— will void the warranty. If you have questions or need clarification, Maetche Construction is happy to provide additional details.
Yes. Steel-Craft garage doors are built using advanced manufacturing techniques and feature high-quality insulation placed between durable steel panels. Interlocking panel seams help reduce heat transfer, while proprietary ClimaCore™ insulation, a dense polyurethane material, enhances the door’s overall R-value.
Absolutely. Steel-Craft residential garage doors are fully customizable and offer a wide range of window insert options to complement each door style. Window configurations vary by model, allowing you to choose the look that best suits your home.
Most of the garage doors we install require a minimum of 12 inches of clearance above the opening to accommodate standard operating hardware. In situations where headroom is limited, low-clearance hardware options may be available.
Garage doors generally fall into two categories: single-width and double-width. Single-width doors typically range from 8 to 10 feet wide, with 9 feet being the most common size. Double-width doors are most often 16 feet wide, though options in 12, 14, and 18 feet are also available. Accurate measurements of the garage door opening are essential to ensure proper fit and installation.
Garage Interior Finishes
Choose from a wide range of garage interior finishes, including insulation, drywall, pine, shiplap, electrical, and custom finishing options to create a space that fits your needs.
Our garage interior finishing package typically covers insulation for both walls and ceiling, vapor barrier installation, drywall hanging, taping, mudding, and optional painting. Everything is completed to code and prepared for regular use.
Most interior garage finishing projects are completed within 3–5 business days, depending on factors such as garage size, the scope of work, site conditions, and weather.
Yes. Insulation is still essential because, without it, heat will escape quickly and your heater will have to work harder—raising your energy costs. Proper insulation helps keep the space comfortable throughout the year.
Standard drywall is commonly used for garage interiors, while fire-rated drywall is installed where required by local building codes—especially on shared walls or ceilings.
Absolutely. Once the walls are finished, it’s easier and safer to install shelving, cabinets, slatwall panels, and other storage systems.
Yes. A finished garage enhances functionality and improves overall appearance, and many buyers view it as a valuable upgrade—especially in climates like Edmonton’s.
Painting is available as an optional add-on within the interior finishing package, depending on your preferences and project requirements.
When permits are required, we can manage the application process and coordinate inspections to ensure compliance with City of Edmonton and Alberta building codes. Alternatively, we can support you in applying for permits if you prefer to handle it directly.
We begin by inspecting the framing, installing insulation and vapor barrier, confirming electrical placement, and preparing surfaces to ensure a clean, durable drywall finish.
Garage Pads
Garage pads are typically prepared with concrete foundations designed to provide a level, stable, and long-lasting base for your garage structure.
Most garage pads are finished within 3–5 business days, depending on weather and site conditions. Our team manages excavation, forming, pouring, and finishing to keep the project moving smoothly and on schedule.
Yes. In most cases, a building permit is required before pouring a new garage pad in Edmonton. Maetche Constructioncan assist with all necessary permit applications and documentation to make the process simple and stress-free.
Our standard garage pads are 5 inches thick, reinforced with rebar or wire mesh for added strength and long-lasting durability.
We recommend waiting 10–14 days after the concrete is poured before starting framing. This gives the concrete time to cure and reach its initial strength.
Minor surface cracking can occur naturally as concrete cures, but we take steps to minimize cracking through proper reinforcement, control joints, and high-quality concrete mixes.
Yes. We can provide either standard reinforced pads or engineer-designed foundations, depending on soil conditions, load requirements, and the size of the structure.
Garage pads require minimal maintenance. We recommend sealing the surface every 2–3 years and keeping it clean of salt and chemicals to help extend its lifespan. Can You Remove My Old Garage Pad Before Pouring a New One? Yes — we handle demolition and site preparation, including removal and disposal of your existing concrete slab, so you don’t have to coordinate multiple contractors.
